Arizona real estate still the Hot spot

In an ever-changing real estate market,
location really is everything, especially
for investors. Regardless of whether
the national or local market becomes
favorable to buyers or sellers, if
you have property invested in a profitable
and solid location, your investment
or home equity will remain strong
and grow at inflated rates.
Then that becomes the question: Where
is the perfect location? While there
really is no perfect location, there
are some that offer more beneficial
intangibles than others.

provides some pertinent reasons why
Arizona may be the closest to perfect
real estate location.
“The globalization of real estate
has opened up many avenues for investors,
institutions, investment funds and
high net worth individuals. The development
of private property ownership, real
estate has become a major area of
business. Buying and selling real
estate requires significant amount
of knowledge and investment. Each
parcel of land has its unique set
of characteristics, so the real estate
industry has evolved into several
different fields. The price or market
value of real estate, although generally
tends to increase over time, is highly
volatile and erratic.”
Since the mid-1990s, Arizona has evolved
as one of the fastest-growing most
desirable places to live in the country.
For starters, it has a great economy.
Arizona is home
to numerous fortune 500 and start-up
technology companies. This supports
a competitive business climate and
tax structure. A real estate market
is heavily dependant on the surrounding
economy, which is why Arizona’s
real estate market is thriving and
looks to continue thriving well into
the future.
“In the last decade, there has
been a huge influx of people moving
into Arizona. More people means greater
demand for housing. Naturally, real
estate investors are seeing a great
future ahead. Investors who seek single-family
home investments for Arizona real
estate will usually have an advantage.
That’s because these investors
will likely receive a higher gain
from buying houses, touching them
up to increase their market value,
and then reselling them at a later
date.
The true test to Arizona’s real
estate market is that despite many
other regions throughout the nation
experiencing a “bursting bubble,”
Arizona’s market has remained
strong.
“And the history of Arizona
real estate has shown that it is better
to buy
now and sell later rather than to
wait and see before jumping in the
investment game. It is the consultant’s
opinion that future growth in Arizona
will largely follow established development
patterns and will be guided by existing
development regulations.”
The desert is in; just ask people
who invested in Las Vegas! A few years
ago, Las Vegas was much like most
of Arizona is now. The population
in Las Vegas skyrocketed and since
housing was inexpensive, the market
experienced unprecedented gains in
sales and value.
Arizona is made from a similar mold.
Sales and prices have already greatly
increased over the last several years
but there is still much space and
demand to continue developing.
